A separate operating arm of the family office, delivering and operating purpose-built care across Kent and South East London.
Bostall develops, owns, and operates purpose-built care homes designed for long-term ownership rather than short-cycle returns. Each scheme is held on the family's balance sheet, managed in-house, and approached with the same patience that defines the residential portfolio.
Growth is measured. New schemes are pursued only where the location, the operating model, and the long-term economics meet our threshold.

Care is an operating business, not simply a property asset class. The group designs and owns homes that work for residents, families, staff, and operators over the long term. Each scheme is considered through the lens of care quality, operational efficiency, planning deliverability, and sustainable income.
In development
Three further schemes are in development across Kent and South East London — a standalone care home and an integrated retirement village. Blacksole Farm comprises the care home itself and an adjacent 500-space car park, both built and operated in-house. It is in detailed design; the remaining schemes are progressing through planning.
